BORDERLINE DESIGN - PROCESS

STEP 1) NEEDS AND OPTIONS REVIEW - FREE

Initial 10 to 20-minute phone call in which we discuss your needs and options (reasons you are calling an architect).

STEP 2) FEASIBILITY STUDY - $350 fee

First face to face meeting, this study is required on every project and may include meeting at the project site. This study outlines what you are allowed to build on your project site (size, footprint, location, height, etc.).

STEP 3) WRITTEN PROPOSAL IS SENT AND AGREED UPON

Written proposal is sent from Borderline Design to provide you with what you can expect from us as well as project fee. This can be discussed and refined to meet your needs.

STEP 4) PRELIMINARY DESIGN

First design review meeting which includes initial floor plans and elevations as well as selection of basic structural and mechanical systems.

STEP 5) DESIGN DEVELOPMENT

Basic plans and elevations are completed. This step includes more detailed information to include impact of structural and mechanical systems, material integration (floor plans, elevations and details begin to take shape)

STEP 6) CONSTRUCTION / BID DOCUMENTS

Most time consuming portion of your project. This step is where we create the instructions on how to build your project and includes architectural details, detailed plans, detailed elevations, final electrical layout, final HVAC layout and plumbing diagrams. This is the time to solicit estimates for construction.

STEP 7) PERMITTING

Construction documents are submitted to City / Town / State to procure a building permit.

STEP 8) CONSTRUCTION / CONSTRUCTION ADMINISTRATION

Depending on what is agreed upon in the proposal, Borderline Design will visit the project on a scheduled basis until the project is complete. We will ensure the project is being completed with the design intent of the construction documents.

STEP 9) ENJOY
